On a standard residential conveyancing transaction our charges will usually be in the region of £650 to £1,600 plus VAT and disbursements.
The work we undertake in relation to residential conveyancing transactions is carried out on a fixed fee basis and we will be happy to provide you with a fixed estimate of all charges and expenses in advance.
Estimates are prepared on a bespoke basis and will be tailored to the specific requirements of your particular transaction.
The services we provide in relation to a typical purchase include:
- Investigating the title;
- Checking the Contract of Sale;
- Carrying out searches;
- Preparing the Transfer documents;
- Dealing with exchange and completion;
- Dealing with Stamp Duty Land Tax;
- Dealing with registration of the transaction at H.M Land Registry; and
- Reporting to you throughout.
We may also act for your lender where required.

- Drafting the Contract of Sale;
- Dealing with enquiries raised by the purchaser’s solicitors;
- Checking the Transfer documents;
- Dealing with exchange and completion;
- Redeeming any charges registered against the property; and

Disbursements arising on a transaction may include:
- Local and other searches;
- Environmental reports;
- HMLR fees;
- Stamp Duty Land Tax;
- Estate agents’ fees.
All disbursements are fixed by third parties and vary from transaction to transaction. Our bespoke estimate will specify the precise figure to be paid in your transaction. Estate agents charges vary depending on the terms of the firm you use and we recommend that you clarify what they will be before you enter into an agreement with them. Stamp duty land tax also varies and is based on factors such as the value of the property you are buying. There are many different searches that can be carried out during a transaction and they tend to range in cost from £3 to £300.
We aim to deal with transactions within a reasonable timeframe and will make every effort to complete matters by a specified deadline. Every case is different and the speed of a transaction will depend upon a multiplicity of factors, many of which are entirely outside our control. We can give you an approximate indication of the likely timescale in your particular case, but this will always be subject to review as the transaction progresses.
